Kitchen Disposal
George coordinated getting the new one installed. During
installation, the service pointed out that the way the PVC pipes are
plumbed, there is always standing water in the disposal. This is not
good, and probably led to the early demise of the old one. George
took a quick look, and identified another potential problem with the
way one of the copper pipes is NOT secured. George will get an
estimate from a plumber on what to do and how much it would cost to fix.
NOTE: CH has overspent our service/repairs line item due to several
problems this year, but underspent in several other line items. So
far, we are still under our total budget. If the repairs for this
latest problem are significant, we will have to go to steering and/or
community.
2010 Budget
Over the last few mtgs, we have been brainstorming and prioritizing
improvement projects for the CH. Here is the list:
*improve air circulation in media and play rooms
*add blinds to game room and play rooms for energy efficiency
*replace old style locks on remaining doors
*improve venting in kitchen (might be done w/ meals)
*add soundproofing to game room if not completed this year.
For the 1st one, we initially thought ceiling fans would be cheaper
than changing the vent locations. Jeff walked by while we were
working, and his first thought is it might be cheaper to move the
vents. He is going to look into it and get back to us. Either way,
we need to budget for something to be done.
Supplies = staying the same at $1000
Annual service/repair = $800 - Represents a $300 increase from last
year due to more maint. needed
Utilities broken out by type- rounded up. Slightly higher than last
year
Electric = $5600
Gas = $4900
Water/Sewer = $1350
Phone = $700
Garage Electric = $1300
Satellite = $1000
CH Improvements =$2500, same as last year
Work Day Projects
*Game Room painting - finishing the last wall. Willie will honcho.
*Game Room soundproofing. Looking for honcho, Jeff is considering.
This would be spread over the 2 weekends, and need about 3 people
*Washing CH windows, inside and out. Needs honcho and 2-4 people
*Kitchen range hood needs to be taken apart and degreased. HIGH
PRIORITY! Safety issues. Need honcho and 1-2 people.
*Steam Clean main 4 rooms. Need Honcho
*Dining room needs to be stripped, sealed and waxed (several
layers!) High Priority. Need Honch!
*Paint bare wood trim on new double doors.
*steam clean the entryway rugs and hang to dry.
We'll need folks to move furniture (possibly the night before) the
steam cleaning and the sealing of dining room. These jobs will be
done on opposite work days.
Exercise Room
One member of the committee would really like to find a way to add an
elliptical trainer to the CH. We took a tour of the exercise room,
and there is currently no space. We looked at the Guest room,
because some folks want to swap rooms. There wouldn't be enough space
there either for all the equipment, and plus, who would want the guest
room to be in the same room as the solar water tank and the pathway to
the hot tub? More brainstorming about if we change around several
rooms and the middle office. No decisions other than we really need
to start the community wide planning for the CH.
Extra Office
The group of members who were hoping to share the 3rd office have had
to decline. TS is not ready to start paying rent. This is really
impacting our budget. As we discussed earlier, we will now email a
notice to all 3 communities that we have an office for rent.
Hot Tub Policy
Willie came and asked CH to help finalize the changes to the hot tub
policy. We agreed that we should follow the ages outlined in the
Child supervision policy about how old a person has to be to use it
unsupervised (but with parent permission of course!)
As for what age a person has to be to supervise a younger person in
the hot tub, we have mixed feelings. Right now, we are suggesting
that the wording make it clear that both sets of parents have given
explicit permission for the older one to take the younger one into the
hot tub.
We all agreed that we need to keep the No Jumping policy. Folks, this
is a tall hot tub, with uneven flooring around it and utility boxes
and hey, lots of water! It is just not safe to let kids jump here.
We agreed to change the wording about the age limit to be in the tub.
Instead of prohibiting very young kids, we will say "The hot tub is
not recommended for children under a certain age due to the dangers
of quickly overheating" Not sure what that age is though. Probably
btw 3-5.
